03 — Digitize · Digital Twins + Project Intelligence

Asset information ready for every decision.

We turn existing conditions, site walks, progress, observations, and open items into useful information for owners, operators, and project teams.

We bring together reality capture, BIM, and artificial intelligence based on what each asset needs to solve.

From site walk to asset: a person in a white hard hat walks through a construction site, capturing with a phone; beside them, the structure turns into a point cloud and the lines of a model, up to the finished building on the right. Floating between them are red markers, site photos, a list of observations, and reports with charts.

What digitizing means

Digitizing means turning an asset’s conditions—and what happens in it—into useful information for designing, managing, building, and operating.

Technology is not the starting point. ARCO starts with the project’s need and then defines the right tool, methodology, or service.

Two ways to turn reality into useful information.

Every project needs a different level of digitization. We can start by making day-to-day site documentation easier, or by developing a digital representation of the existing asset so it can be modified, maintained, or operated.

From site to report: a person in a hard hat and safety vest records progress on a phone among steel rebar; on the phone, a chat receives the report generated from site information and the BIM model (42.5% overall progress, eight activities in progress, two issues, and the next milestone, the floor slab); on the right, the construction progress report with a summary, activities, issues, a photo log, a BIM model view, and progress charts.

01 — On-the-go site reports

Capture as you walk. Report when you’re done.

Capture progress, observations, and open items through a guided conversation during the site walk. The information is organized into reports that can be consolidated to understand how the project is evolving and to prepare the issues that need attention.

A practical way to start digitizing field work without immediately transforming every process or tool on the project.

From the existing building to the groundwork for a digital twin, in seven steps: 360° capture (the building and a tripod-mounted laser scanner), point cloud, updated floor plan, BIM model, MEP coordination, asset inventory (a table of line items with quantities and prices), and the base for a digital twin, a 3D cutaway of the furnished spaces.

02 — Existing asset survey

Understand and document what actually exists.

We capture the physical conditions of buildings and facilities to create a reliable digital baseline for the intended use: visual records, point clouds, updated drawings, a BIM model, or digital inventories of spaces, equipment, and components.

This information can be used to plan interventions, coordinate renovations, support maintenance decisions, and lay the groundwork for a digital twin to operate the asset.

Wherever you come in, we connect the missing steps.

Not every project or asset starts at the same point. ARCO can come in during construction, start from the conditions of an existing asset, or connect the information to later design, management, or operations decisions.

Capabilities that can be integrated.

The combination is defined by the intended use. Clients don’t need to choose it before talking with ARCO.

Evidence

Point cloud survey · 3M Panama Pacifico

ARCO took part in surveying the real conditions of the 3M plant in Panama Pacifico, producing a verifiable baseline to support future coordination, analysis, and planning for the existing asset.

This experience backs ARCO’s judgment in defining how information should be captured and used, based on the decision the client needs to make.
